Put sprinkler coordination on the project programme early.
For builders and developers, the valuable handoff connects design responsibility, water supply, trade interfaces, approvals and completed records.
Name the design owner
Establish who produces the sprinkler design, which information it relies on and who coordinates submissions. Keep architectural, structural and mechanical changes flowing to that person. A tender package should show what is established and what remains an allowance or investigation.
Ask the design team to identify the relevant local approval process for the actual project. A model-code reference alone is not an issued permit.
Give bidders the same information
Issue one current scope and document revision set. Request a clear list of exclusions, connected-trade responsibilities and assumptions. For alternatives, ask for effects on approvals, coordination and operating requirements.
Avoid comparing a complete designed scope with an estimate that excludes water-supply investigation, associated equipment or closeout.
Manage interfaces as programme items
- Water-supply information and associated works.
- Ceiling and structural coordination.
- Power, alarm, monitoring and release interfaces where applicable.
- Access and occupied-building constraints.
- Tests, authority reviews and final documentation.
Assign an owner and required decision date to each interface. “By others” needs a named other party.
Treat changes as controlled decisions
A shifted layout, changed use or new equipment should trigger review before work proceeds on outdated information. Ask the team to document the accepted change, cost effect and drawing revision. Keep the field installation aligned with the final agreed design.
When hidden conditions arise, obtain a written explanation and decision rather than relying on an undocumented conversation.
Make handover part of the award
Specify the final record set and responsible suppliers before awarding the work. Ask which tests and acceptance items establish readiness for occupancy. Retain as-built information, equipment documents, unresolved findings and owner-service responsibilities together.
