Include sprinkler review in the renovation scope.

Partitions, ceilings, layouts and occupancy changes can affect a sprinklered space. Bring the protection review into planning before the new fit-out is priced and built.

Describe the change, not just the floor area

Provide existing and proposed layouts and explain the use of each space. A small alteration can still create a coordination question. Include ceiling changes, enclosed rooms, bulkheads, storage, equipment and intended occupancy. Make uncertainties visible so the design team does not rely on an assumption that later becomes wrong.

Record which drawing revision was issued for pricing. If the architect changes the layout, ask the sprinkler designer and contractor what needs review.

Reconcile existing information

Find the existing drawings, service reports and available design information. Ask the qualified team what can be relied on and what needs site verification. Existing equipment concealed above ceilings may require access to assess the proposed work; that access should be included in the project plan.

Do not remove, reposition, conceal or paint components while waiting for a quote. Ordinary finish work around a sprinkler is not permission to alter it.

Coordinate the trades

  • Ceiling and architectural coordination.
  • Mechanical equipment and obstruction questions.
  • Alarm, monitoring or electrical interfaces.
  • Access and structural support.
  • Occupied-building notifications and authorized interruptions.

Ask who resolves clashes and issues the accepted construction information. Marking the sprinkler trade as “by others” on a drawing does not create a complete scope.

Set the acceptance and reopening conditions

Work backward from the intended occupancy date. Ask what design reviews, permits, tests and closeout information are required before the altered space is ready. Let the qualified team and authority establish that sequence; do not assume a tenant can reopen just because finish work is complete.

Keep change orders, inspection findings and final drawings together. A future tenant improvement should start from the actual completed layout.

Prepare a useful modification request

Send the building location, current and proposed uses, project stage and general extent of the change. Mention available drawings and an occupied-building constraint. The project checklist helps organize that brief without pretending to approve the design.

Do a few moved partitions need a sprinkler review?

Ask the qualified project team to assess the change. Size alone does not establish whether protection is affected.

Can the ceiling contractor move a sprinkler cover?

Have the sprinkler provider establish what component it is and who is qualified to perform the work. Do not treat covers or heads as ordinary trim.

Can I use an old drawing for a new fit-out?

Use it as a record to investigate, and have the team establish its accuracy and the current design requirements.
