Retrofitting an existing building brings protection, water supply, access, finishes and occupancy into one project. Start with a feasibility brief and a clear reason for the work.
Establish the reason and decision makers
Identify whether the project responds to an authority direction, a change of use, an insurer discussion or an owner’s voluntary improvement. Keep the actual correspondence and ask the relevant parties to state their expectations. Those reasons can involve different approval and documentation questions; the website cannot substitute for a determination about your building.
Name the owner’s project lead and the qualified design contact. In a condominium, record who can authorize investigation and who approves capital spending.
Investigate before choosing an approach
The team needs to understand the building, occupied areas, construction, available water supply and existing protection. Ask what investigations support a feasibility assessment and what remains uncertain. Do not infer adequacy from the presence of a water pipe or from a neighbouring building’s system.
A preliminary budget should identify its assumptions and exclusions. Investigative access, associated finish restoration and connected trades can be significant scope questions even before the installation method is selected.

- How occupants and tenants are informed.
- Which spaces require access and when.
- How phased work and protection arrangements are authorized.
- Where construction and finish restoration overlap.
- Who controls changes to the programme.
An occupied building needs a realistic coordination plan. Ask the provider to describe the constraints it has allowed for and how unexpected access issues will be handled.
Compare options on more than initial cost
Ask the design team to explain the implications of each feasible approach: approvals, occupant disruption, service access, equipment records and ongoing care. Avoid choosing a configuration from a generic online comparison. The appropriate solution belongs to the actual building and professional design.
Use a written comparison with scope and uncertainty columns. A lower number with missing water-supply or finish work is not necessarily a lower total project.
Preserve the completed building record
Agree on final drawings, test records, acceptance items and owner information before awarding the work. Keep the new system’s documents with the building records and establish the ongoing inspection and maintenance programme. Retrofit completion begins a new operating responsibility; it does not end with the last ceiling patch.

Floor area is only one input. Building use, design, water supply, access and associated work need assessment before a meaningful scope is established.
Does an existing building have to be sprinklered?
